Rental Requirements and Criteria
A $40.00 non-refundable application fee is charged for processing each application (Married couples only have to fill out one application). Application fee must be paid with money order, cashiers check or cash, no exceptions. You must have picture ID and a Social Security card upon turning in application. We check credit and criminal information on all applicants.
Credit History:
- Satisfactory credit is required for approval. We look for no collections on utilities, no bankruptcies under 18 months, a limited number of 9’s on credit report.
- Credit items that will disqualify an application: Evictions less than 7 years old, housing related collection or judgment that has not been satisfied and utility related collection that has not been satisfied.
Income Requirements:
- Income must show enough funds to pay rent, any utilities and incurred debt of applicant.
- Roommates must each qualify unless they have lived together for 1 year.
Rental History:
- Rental or mortgage history must be for a period of 6 months from a non-relative- and your name must be on the rental agreement or loan. If you do not have 6 months of rental history and have satisfactory credit, upon approval, will be required to pay an additional security amount equal to the rent or have a co-signer.
- We look for positive rental references. No evictions or foreclosures less than 7 years.
Employment History and Income Verification:
- Applicants must have verifiable income. You must provide 2 most current paycheck stubs or last years income tax returns if self employed.
- All income sources including Social Security, child support, spousal support, housing vouchers, DSHS income, retirement income and grants and loans if you are attending college must be verified with check stubs or monthly statements.
Items that will cause immediate disqualification are:
- Falsified information.
- Applicants that have been convicted, pled guilty or no contest to a felony crime within the last 5 years that may put the community or neighbors at risk (assault, drug or weapon related charges, sex crimes and/or child sex crimes and murder). If the felony is over 5 years old and was not related to sex crimes and/or child sex crimes, murder or drug manufacturing, it is looked at and may not cause your application to be denied.
- Misdemeanors of the same nature in the last 5 years will be reason for disqualification.
Pets:
- Some of our properties allow a limited number of pets. There is a non-refundable pet fee of $150 per cat and $200 per dog.
- Dog breeds not accepted are: American Staffordshire Terrier, Staffordshire Bull Terrier, Bull Terrier, Doberman Pinscher, Rottweiller, Chows, Saint Bernards and Hybrid breeds. This includes any mix of the above.
Application Process
RPM Services will make every effort to qualify you for the property that you have selected.
There are certain guidelines that we follow and the process for beginning the process is as follows.
- Fill out application RPM Application.pdf and bring in the non-refundable application fee of $40 per application. There is only one fee if the applicants are joint applicants. Be sure to bring paycheck stubs, photo ID and your Social Security card.
- It takes 48 to 72 hours to process an application. Be advised that this is based on getting information from employers and previous and current landlords in a timely manner.
- If your application is approved you will be required to pay the deposit and processing fee to take the unit off the market and hold it for you. If the home or apartment is ready to rent than rent will typically need to start within 14 days. If the unit is not ready than rent will need to start within 7 days of unit being ready.
